Mold remediation is the process of containing, removing, and treating mold-affected materials to bring mold levels back to background (normal environmental) concentrations. In Fairfax County's humid summers, mold can establish within 24-48 hours of any water event - and in many cases, it's already present behind walls when the remediation company arrives.

Types of Mold We Remediate

Mold TypeCommon LocationHealth Concern
CladosporiumHVAC ducts, surfacesRespiratory irritant; common allergen
Penicillium/AspergillusWater-damaged drywall, insulationAllergenic; some species produce mycotoxins
Stachybotrys (black mold)Chronically wet drywall, celluloseMycotoxin producer; requires full PPE protocols
ChaetomiumWater-damaged drywall paperAllergenic; indicator of significant moisture intrusion

The Remediation Process

Containment: Polyethylene barriers isolate the remediation zone from clean areas. Negative air pressure using HEPA-filtered air scrubbers prevents spore migration during removal.

HEPA Vacuuming: Dry mold is HEPA-vacuumed before any demolition to prevent spore dispersal.

Material Removal: Affected drywall, insulation, and other non-salvageable materials are removed and double-bagged for disposal. Structural wood is cleaned using wire brush and HEPA vacuum, then treated.

Antimicrobial Treatment: EPA-registered antimicrobials applied to all treated surfaces.

Post-Remediation Verification: Air sampling or surface testing by an independent third party confirms mold levels are back to background before containment is removed and rebuild begins. We recommend independent testing - our job is remediation, not certification.

HVAC Mold

Mold in HVAC systems is a particularly serious scenario because the air handler distributes spores throughout the entire structure with every cycle. HVAC mold remediation requires both duct cleaning and treatment of the air handler interior, coil, and drain pan - not just one or the other.

After-Water-Damage Mold

Mold after water damage is the most common remediation scenario. If your property experienced water damage that was not professionally dried within 48-72 hours, a mold assessment concurrent with the water damage remediation is recommended. See our mold inspection and testing page for what assessment involves.

Frequently Asked Questions - Mold Remediation

Stachybotrys chartarum (black mold) is a mycotoxin producer that warrants professional remediation and enhanced precautions. However, not all dark-colored mold is Stachybotrys, and the health effects of mold exposure depend on species, concentration, and individual sensitivity. All mold growth in living spaces warrants remediation regardless of species. Species identification requires laboratory analysis of collected samples.
For small surface mold areas on non-porous materials (less than 10 square feet by EPA guidance), careful DIY cleanup is sometimes feasible. For mold in wall cavities, behind drywall, in HVAC systems, or covering more than 10 square feet, professional remediation is strongly recommended. Disturbing mold during DIY removal without proper containment releases enormous numbers of spores that spread throughout the structure. Call (571) 708-6074 for an assessment.
